    Actually, looking at the trend from August 2007, it fell until Feb 2009.

    And the trend has been rising since. ;)

    Mar 2009 = £157,066

    Mar 2012 = £163,419

    More than a little misleading Hamish. House prices reached the high £160ks in 2010 (Aug 2010 £167.4k); 2011 was clearly a falling market and I'm surprised that you think you can spin it any other way given how obvious that is. We do now appear to be in a period of nominal (if not 'real') growth.

    I must have missed the big falls....

    ....and the higher mortgages rates.
    I missed them too.

    The only ones that have 'seen' it are these buyers who don't seem to be affected by inflation and have these big deposits. Bless them.

    No, on the contrary I think it is you who is getting as bit mixed up. Nollag had buy-to-lets in ALL the areas you mention. He also recently snapped up several properties on the old Battersea Power station site. And indeed was avidly eyeing up prime properties in the Pimlico area too. At his current rate of progress it's only a matter of months before he owns half of Mayfair.

    My grandfather used to own Mayfair.

    Not the one in London, a B&B in Aberdeen that from my recollection housed a lot of people on the dole.

    I remember a summer helping refurbish the property painting the three floors of hallways

    I have utmost respect for my grandfather who worked extremely hard to set himself up.

    I think some of his brains / ethic rubbed off on me, but I still think I only match up as a small fraction of what he achieved.
