FOR SALE signs - effective?

wahey! first internet troll on the post! 10/10 girl with no name :T0

I'm not trolling at all - you made a massive dig at the feedback provided by viewers, when they've no obligation to give any in the first place. I try to give feedback when it's asked for following viewings, with the hope that this will help vendors or at least provide reassurance that it's "not for us in particular, but may be perfect for others"... I wouldn't bother if I thought vendors were essentially branding me stupid for any such comments.
Maybe you should appreciate the time they took to return the EAs call and share their thoughts... and take heart that it's simply a structural / size issue (as you say, nothing you can do about that), rather than "I hate the decor" or "it's filthy dirty" or "I didn't trust the vendor" (which could be taken more personally)You were only killing time and it'll kill you right back0 -
I bought my current house after looking at a For Sale sign. The house was recently back on the market following a sale falling through and i had missed it on the internet searches as the agent had made a mistake when listing the property on rightmove. This was a while back,0

Well I do appreciate the feedback hence the reason I'm actioning it, before you posted your comment, I took on board that it is probably not a size issue but a price issue, which is fine and makes a lot of sense.
I just think your style of writing is smug and provocative, that's all.0 -
Ebee, I would recomend you watch a few episodes of "phil spencer: secret agent" on 4OD. He gives a lot of advise on selling houses including the importance of the for sale sign and you might even get a few pointers on how to get around the "too small" issue.0

I just think "girl_withno_name was responding to the "like it or lump it" comment. I don't think she was trying to be rude at all. You must remember that the viewer has no obligation to like or buy your property, you're entiltled to your views but so is any prospective buyer and if they don't want to make an offer then that's very much it, you shouldn't write off people's reasons as daft because it's a Victorian house. What if you viewed a property.. didn't like it because it seemed to cold and the vendor went "pffft well it's a barn conversion you know"
Each to their own and all that.:www: Progress Report :www:
Offer accepted: £107'000
Deposit: £23'000
Mortgage approved for: £84'000
Exchanged: 2/3/16
:T ... complete on 9/3/16 ... :T0 -
You've had 12 viewings without the board in a month, some may say that's pretty good, perhaps time to stop and review the price to see if it is about right or too high.
If the price is too high, a for sale board may not bring a buyer prepared to pay a too high price.Posts are not advice and must not be relied upon.0 -
My EA reckoned that about 10% of their enquiries were generated by sale boards. 80% online, not sure about the other 10%....0

Thats great thanks a lot, perhaps ill just print off some big A3 for sale posters with my mobile number on them, its cheaper then
thanks for the tips, as i only dropped the price last week, do you think i should leave it a couple more weeks until i drop it again? i dont want to seem too keen!0 -
OP, you said your on with an online agent, and your looking at dropping the price to get more interest. is this because your priced it a little high?
Your other option maybe to get a local agent involved, most work on a No Sale No Fee basis, but you never know they might get you the price you want, and the cost of there fee may work out to be your gain if you eventually had to drop your price anyway.0
