Feel terrible for you. After all this is not a pair of shoes but a property. Both emotional time and money.
To be honest I don't know who is to blame. Some all possibly a combination of all. Either way it is a nasty situation hope you get it sorted.

This does not make sense
The first thing that a buyers solicitor gets is a copy of the register which is issued by Land Registry
To proceed with various searches he would need detailed information about the propertyetrol0 -

Given that this 'extension' probobly shares the same address as the 'main' house, the solicitor would not have been able to know that the Title he was looking at was for the 'main' house rather than the 'extension'.
The give-away, of course, would be the Plan for the Title. Again, the solicitor, never having seen the property, would not realise the Plan did not match the actual structure being purchased.
However he would at some point have forwarded both the Title and Plan to his client (the OP) for approval.
Had the OP looked at the Plan, it would have immediately been obvious that it did not match what he thought he was buying.

Tha house was marketed as a seperate property from the adjoining house,though there was never any secret that it was built as a granny annex or similar,but it does have its own seperate number eg 42A rather than the original property number 42,This makes me wonder how the solicitors could have mixed them up.0

I feel for you because I am in a similar position where the agency advertised something which is not actually included. But I don't suppose you can sue an agency for poor advertising!?
BTW My solicitor offered no advice on how and who to claim back my costs from if I pull out as they (alas) are merely conveyancers0 -
Your solicitor should have found out pretty early on that 42a didn't have it's own freehold title.
Is it recently built?
Either way I can't see how it is going to take 10 weeks for their solicitor to split the title.0 -
Having dealt with many "granny flats" in the past, I have found that most do not have planning permission to be sold away from the main house.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

Splitting the title isn't the issue - obtaining planing permission for the use of the "annexe" as a separate dwelling is.
OP needs to find out the sequence of events from his solicitor. What documents did the solicitor receive and when? What did they say?
Some estate agents forget to send particulars of the property to the buyer's solicitors so it isn't immediately apparent what the property looks like.RICHARD WEBSTER
