If you're not bothered about schools then why not move further in? Some parts of Streatham Hill are lovely and you could prob just about squeeze a place in Brixton for the money - I've been in Brixton for 10 years and love it!
Transport links for both are much better

My ex in laws used to live in one of the streets on the Americas estate. It was very nice & peaceful. They only moved when FIL retired.
The bigger the bargain, the better I feel.

I should mention that there's only one of me, don't confuse me with others of the same name.

Its a dump. And its going to get more of a dump. Avoid anything with a CR postcode. The whole area is a toilet.

    Avoid SW16 too.

    Dont say you werent warned.

What a load of crap. I think you will find that Purley is in the CR postcode and has some of the most expensive houses outside central London, a little further down the road and you come to Coulsdon (CR5) which has some lovely roads and top notch schools. Central and West Croydon are not very nice but to generalise that the whole of the CR area is a toilet is plain stupidity.I'd much rather live in Purley or Coulsdon than Streatham or Norbury, no gangs for a start !

On the positive side, you will not have to travel far if you wish to buy class A drugs.

Yes, you're quite right, I forgot that Purley/Coulsdon are CR's and wouldnt mind living in either.

But Streatham and the rest of the CR's..... Selhurst! Thornton Heath! well come on, you have to admit it...... that whole area is one massive latrine and the only thing thats going to make it nicer is a tactical nuclear strike.

The streets of Green Lane are lovely, but if you have kids the schools are alot to be desired. With that type of budget would look further up the road say Wallington/Sutton where the schools are some of the best around.
    HTH :)

Thank you for that suggestion! We have started looking in Sutton, Wallington, Carshalton areas and are thoroughly charmed by the neighborhoods. The dream home seems closer now!

Thanks everyone for the steer, you may have helped us save thousands... of regrets AND £££!!!

Glad you came to that decision. We left the area five years ago and l hear it is even worse now than ever with the gangs etc.

    What rubbish!

CR8 is Purley where some of the properties are the most expensive in the country. It's a beautiful area, green, scenic, beautiful views - and only 20 minutes to Central London. Lots of celebrities choose to live there too - Francis Rossi of Status Quo, Michael Buble has a place there (both multi millionaires).....

Here's a link to one of Purley's properties in CR8

  • I moved in Norbury, South of Norbury station, recently and I really like the neighborhood.
Has a lot of character no chain shops a park with new improvement in progress, still affordable houses, but price growing following Streatham and Croydon centre trend. Good place to invest.
    Thanks
