renting flatshare for first time

re:renting flatshare for first time

ive lived with my parents ( for whatever reasons ) up till now

I intend to move to a flat share around September -I was wondering about my work history and if that would affect the LL/ agency's decision in accepting me .

I worked at a town hall council back in 06/07 then at a framers over 07 - since 08 till now ive been self studying web design and graphics with last year becoming self employed - been tough finding clients so far

Im gonna get a job this month and save up --deposit and first 4-5 months rent --

does work history affect the LL choice ?
if yes do you think I stand a decent chance of being accepted ?
i can get decent references
could I offer more months rent to compensate say 3 months advance ?

or is it solely dependant on me having the rent each month / the LL discretion ?

    It's usually more about what you are doing now, and how long you've been in work. Can your parents act as guarantors? It's very hard without this. Good luck!

    i would have been doing my job for around 5 - 6 months and with all things being equal keep it for a year or so -- is this gonna be ok with any LL ? or not --

    --i wanna do some kind of leaflet delivery then get a pco license and do delivery driving -- ill also be finding clients for my web design business

    - my parents probably couldn't act as guarantors my brother could - if he agrees -

    ok cool so its up to the LL -
    - if i have a guarantor and 6 months to a years rent in an acc and good reference's i think it should be ok -

    I think you should. But make sure you can pay the rent, as it won't be easy getting work.
