What to do if a tenant has wrecked your house

Your section 21 is invalid as you had not protected the deposit and given the tenant the relevant information. Therefore you'll need to start again after you have done this.
Have you also given them a valid copy of the gas safety certificate?Don't listen to me, I'm no expert!0 -
Unfortunately, your lack of respect for your tenant has been repaid in full.
Amateur and cavalier landlords like yourself give landlords in general a bad name. You are running a business! why not treat it with a little bit of professionalism?
Act in haste, repent in leisure - never had a phrase been more apt.
Sorry to not be more constructive, but your inexcusable behavior reflects on landlords like myself that take their legal duties and responsibilities towards their tenants seriously.Thinking critically since 1996....0 -

Agreed, well put, I echo your views sir!!!
And, whilst I take at face value OP's assertion of not being a troll, anyone making that many spelling & grammar errors (yes, I make them also..) is not likely to get the paperwork required for successful eviction etc correct...
Attention to detail please at the back!!
Cheers!

So many people become landlords without doing their research. Get insurance. register the deposit. Get proper legal advice. Renting out homes is not a guaranteed money spinner, and you might make a loss from voids - or tenants might leave/die. Find a landlords group online.0
