Redrow Barrows green lane, widnes

Hi all, if anyone purchases on the redrow site can you please let me know whether you managed to negotiate the price or anyone who has purchased from redrow recently.
I am interested in the 3 bedroom Warwick priced at £211,995 which in my opinion is far too expensive for a 3 bed in widnes.
I'm a first time buyer with a 25-30% deposit and I'm wondering how much I can negotiate. Can you make an offer on new builds and if so what should my opening offer be? If anyone purchases or discusses a sale with redrow, esp in barrows green lane, widnes your response would be much appreciated.

Prices have been removed from web site about a week ago , they have now added a site plan of the first phase of houses.
If you look on Halton council web site they have a drawing of the complete site of all 100+ builds.
This weekend is the official opening of the site office so they should have some costs.0 -
Thanks for the reply yes I seen the prices were removed but I rang up yesterday and the Warwick is the cheapest (3bedroom) and is £211,995. Looks like been a nice estate but was hoping it would be a lot cheaper than that.0

Wait a while, normally the best bargins to be had are when they can shift the last few and want to get rid of them and get cash in before they start next phase/project.0

Yeh were just going to wait and hope they are reduced if no one buys them. Other developments in the area are offering 3 bed for 179 at derby road and 189 at norlands lane so hopefully they will lower their prices after a while if cant shift them0

Has anyone had any dealings on this development recently? I'm thinking about early birding a plot but not sure how much flex Redrow will have when it comes to negotiating on price? I've heard they can include carpets, blinds, turf and some discount...
Also, how can i view the plans on Halton council site? Can't find anything on there and the plans Redrow have shown me seem to keep changing.0 -
Think this is what you are looking for :
/documents/s13056/1000355FULb.pdf
Depending on how fast they are selling , most of the ones built are already sold so don't know how good your position would be for a discount. A good starting point is 10% below list price if your buying off plan , I know someone who got this without trying.0 -
Thanks for that. I think this must be the old plan as they've briefly shown me a plan with alot more semi detacheds and link houses on it.
Was that 10% on Barrows Green or a different Redrow development?0 -
We have recently moved into a 4 bed on the Redrow Barrows Green development. We looked at the Derby Rd and the 3 Norlands Lane developments and there was no comparison with Barrows Green.
(One of the Norlands Lane sites was built to an extremely high spec, but at a premium price).
The size of the houses (and gardens) at BG are very generous and the finish is wonderful - wardrobes, kitchen, boiler, bathroom, doors and handles. Redrow have been an excellent company to deal with, the sales team and the site manager have been so helpful (both before and after completion).
Admittedly the houses cost a bit more than some of the other new builds in the area but the houses aren't as densely crowded as the others sites.
Redrow were open to reasonable negotiation and we felt we got a very good deal. (We didn't do an Early Bird though).
We are very happy here - no regrets! Hope this helps.0 -
C2G2,
hopefully all will be well with your new home.
Luckily I haven't got my cynical head on today, otherwise I would have commented on a new poster citing lyrical about a builder:rotfl:0
