Estate Agent Advice!

Hi There,

This is my first post so hello to everyone...
I was just looking for some advice on the sale of my property.

So we are selling our house and after a while we get an offer which isnt quite want we want, we decided to hold out and made it clear to our estate agent what figures we needed to acheive.

Since then we have now sold our house, however when we got our inital offer we were told by the estate agent that he had been round our neighbours and they are coming onto the market so it would be advisable to accept the offer, albeit not what we needed to make a larger mortgage possible. He explained he had valued their house and I would have competition if I didnt accept.

Our situation however meant for the loan to rate value to work we needed to hold out for what we needed to make things happen. That being said time went on and we got our offer and have now sold.

It has now come to light that during the negotiations when we didnt accept the first offer, our estate agent was calling our neighbour, explaining the situation that we have an offer... but that we were quibbling over a 'few grand' and if he were to take them to market too he had a guarenteed buyer for them on the day!

Is this acceptible? Bearing in mind their pitch that they are working to get the best for me etc... It turns out now that they were playing me and had our neighbour decided to sell, would have directed our buyer without a thought. That being said, was it ok for them to explain our neighbours sitution to me and that they had valued their house and if I didnt accept I could loose...

I am not sure, maybe this is just the nature of how it works. Just when things come like this to life it makes me think about if I want to pay anything for the service...

Any advise would be really appreciated...

    Unfortunately Estate Agents only work in their own interests, not the buyer or the seller.

    They only get paid when they make a deal, anyway they can! Hence their pretty low reputation.

    this is so true, i have never met an EA who is anything other than dishonest scum, maybe there are some that are not, , but i have never met one yet,
  • thanks for your responses, maybe I have been nieve and listened to the sales ploy that they work for us as their client... etc... I just feel pretty annoyed that

    a) They discussed my situation of sale to my neighbours
    b) They discussed the situation of my neighbours to me
    c) They were ready to screw me over at the first shot if I didnt accept the offer they had given me

    All understandable points/feelings, but legally nothing wrong.

    Morally questionable, but estate agents seem to have a different set of morals to the rest of us!

    Thanks mate... I think your about right...I do feel like pulling the whole thing now, the thought of paying a crazy sum to them for their services makes me feel sick... I am not in any crazy rush, and the whole move thing is more a desire than a necessity...
