Advice Needed - Bids

Any advice offered will be appreciated...
I am in the position of a first time buyer. Sold my existing House, at the moment living with parents but working abroad during the week. I need to relocate near my son.... I am very flexiable, as long as the house is fairly new I am not bothered where as long as it is in a 10 mile radius of my son..... Now th etricky bit, the houses I am looking at fall in the 250,000 - 280,000 bracket. Bearing in mind I am not really bothered which house I get and the stamp duty bracket, and I have no time limit what would be a good deal on these kind of houses... Have I got a chance of getting a 280,000 house under 250,000?? (The area is Lutterworth or Daventry were prices have been stable and I have noticed propoerty at this price being on the market for months).

If I really wasn't that fussy, I'd offer £250,000 on houses I l iked until I found someone to accept an offer. A house at £280,000 might be pushing it, but then it's still possible that the vendor is pushing it too. Between £250k-£275k there would be a real question mark in my head as to whether the house was actually worth any more than £250k. (I've assumed you already know that 3% Stamp Duty kicks in at £250,0001 and many vendors over-ask in hope!)
You're in a fabulous position as a no chain buyer.
