deposit off buyer

Just had 2 offers on my house at asking price.The guy who is in the strongest position to proceed.Has asked that we accept no further viewings etc.He has only just had an offer accepted on his own property ,but seems to think he can call the shots.
We are in no rush to sell and there is no upward chain.Am I within my rights to ask for a deposit off this guy to hold the property whilst he sells his.
I was thinking of asking for 5k as a deposit which he will lose if he fails to complete in say 12 weeks.
The other person who has offered still has a house to sell and is not making any demands at all.We are getting loads of viewings at the moment and I am wary of pulling it from the market at this stage.
