A little worried

hello all

got a phone call from my letting agency the other day asking if its ok for my landlord to send round someone to value the appartment,
now of course i have nothing to hide so i said of course, i have been in this place since last july and hopefully will take if for another year

however im in a panic as to why send over someone to value it, does that mean shes selling or does it mean something else,
i know when i first took this house the last people destroyed it with there dog and an agreement was made to knock so much of my rent in exchange for me to repaint and repair in which i have, can she just sell the house from under me and does anyone know what rights i have just incase she does

    Don't panic. I had this in my last rented flat. Asked the valuer why he had been sent and he said the LL was just remortgaging. Didn't affect my tenancy at all. So could just be something as simple as that.

    It could be revaluing for a re-mortgage, or he could be selling, but don't worry. If it is a sale, you have rights as a tenant and won't be thrown out overnight!

    Are you on a fixed term tenancy? If so, you will be secure until that ends. If not, then if he sells to another LL, your tenancy will transfer to them. Or if he should sell to someone who does not want a tenant, then you will be given 2 month's notice of possession, and even then you do not need to legally leave at the end of the 2 months, as LL would need a possession order to force you to go.

    Why don't you just ask rather than worrying yourself unnecessarily?
