Built-in Oven

I have just accepted an offer on my flat and i have a built in electric oven in the kitchen.

At no point have i said to the estate agent that the oven was included and they haven't asked me either. The oven is less then 2 years old and cost me £600 therefore i am reluctant to leave it to the buyers who are plannin on renting out my flat.

Would it be ok to just purchase a second hand one from ebay and replace it or buy a cheap one from comet. The property i am hoping to buy needs a new kitchen therefore would save me money long term buying a new on to the same standard.

I haven't completed the fixtures and fittings list yet either.

What is common practice ...

    Did the buyers ask about the oven in particular?

    There is nothing legally to stop you swapping it however the buyers may know the oven and price and get difficult if you swap to a cheaper version

    As a buyer I would be a bit miffed unless I had been told that one was going and an alternative would be provided

    If it was a freestanding cooker, a potential buyer might expect this to be taken. However buyers tend to expect a built-in oven would be left.

    A 2 year old £600 oven would probably only be worth £300 now.

    Once you factor in the cost of an electrician to remove the old one and install the new, how does that affect your figures?

    Honestly, if you were thinking of taking it, why didn't you raise this earlier? because you didn't think about it?

    Your oven is worth a couple of hundred quid at most. It would cost you half that to have an electrician remove and replace.

    I have a socket in my oven housing unit and the built in oven is just plugged in their, it was the same in my previous home too.

    There are several general rules:

    1) Built in appliances are asumed to be staying unless specifically excluded - have you stated clearly that the oven is not staying....?
    2) Free-standing appliances are assumed to be not staying unless negotiated/agreed
    3) If the 2 year-old oven was there when buyer viewed, then that is what they saw, and expected to find when they move in. If you remove/replace it with an inferior model, this would be deceitful and possibly a breach of contract
    4) Check out the price obtained on ebay for 2nd hand models of your oven. £600? I don't think so!

    If you are determined to take it, you need to discuss this with the buyers asap and agree new terms for the sale.

    Yes it does, most ovens are just plugged into the sockets in the housing though it is a a seperate circuit than the rest of the kitchen.
