maintenance issues

Hi all,

About a month ago I informed our landlord that our washing machine was on the blink. We had problems with it previously and he had it repaired after about a month.

Now, on this occasion the maintenance company told the landlord that it was not worth repiaring and to simply get a new one. This was ordered about three weeks after we reported the original problem. The landlord told us to arrange delivery which we did. On the day I stayed in for 10 hours waiting for it to arrive and it never showed. The company now claim they tried to deliver at two occasions but when I rang them toward the end of the day they said they were coming around later (no mention of failed deliveries).

Anyway they are now stating they want me to wait in for another day. I can't really commit to an entire day but they won't budge on this.

Reading the tenancy agreement it is clearly the landlord's responsibility to deal with the machine and they have taken responsibility. Is it fair to demand that they sort out its installation? We've done everything asked on previous occasions for fixing various utilities and also disconnected the current one from the mains. I'm happy to wait in half the day but I think its unreasonable for me to stay in the rest of it and miss work and furthermore there is no obligation in the tenancy agreement for me to do so. However just wanted people's thoughts on matter.

    If you're happy to let the landlord in to your place to wait for the machine, then insist you can't take another day off work.

    This may delay things a bit, but that's presumably a price worth paying.

    It seems like this is the fault of the delivery service, not the landlord though, so a bit of mutual understanding and compromise is probably the best way forwards.

    It says clearly in our contract that they must deal with it. I cannot take the time off work for a week or so at the earliest and unfortunately don't have any friends or family who could manage this.

    it is surely their obligation to do this? Right?

    This is an interesting case.

    You have your agreement so you know what it says and we don't!

    However, you were happy to take responsibility in the first instance, you arranged the delivery the arrangement for whatever reason failed, the only person we know was not at fault for this was your landlord. the fault could have been yours or the delivery company.

    So, now suddenly you want to shift this onto the landlord, he like you may not have an immediate slot in his diary of a whole day where he can wait. I would not want the landlord hanging about in my home all day, are you really sure this is what you want?

    I understand this has not been easy but compromise may be needed try to talk to the delivery company to arrange a slot so you don't have to have the whole day off, try talking to the landlord if you want him in your home, or wait for the washing machine until you have time to receive it.
