Newbuild 90% mortgage - PLEASE HELP!!

    Will have approx £500 between me and my husband left over each month and thats including paying £400 childcare costs which will be halved in two years time also, when my daughter goes to school. So in two years time i will be over £200 better off right away

    If you are struggling with payments, even slightly elevated ones, at a time of historically low interest rates then you need a little sense check. Payments might get easier after two years, but what happens if interest rates go up a couple of percent? They could easily get harder.

    You need to give yourself a margin of safety if you don't have a long term fix.

    If you have £500 left over after all other expenses, then it sounds like you can afford it.
