mega confused and frustrated

hi i need a little advice,
my property is up for sale with a valuation and asking price of 85,000. this was with a view of any possible buyers possibly wanting to drop the price.
i had a viewer come a couple of times she stated she was interested in putting an offer in and i advised her to try and save time and effort that i could not due to financial circumstances go anywhere below 80....i thought this honesty would be helpful....anyway she came in at 78. i advised my estate agent that they and the buyer were aware of my circumstances and they hadnt changed any so could not accept this offer.
after lots of forwards and backwards the buyer agreed to go to 80 on the provision i left several items such as washer etc.
the items i agreed to leave were really more money out of my pocket and i feel that i have been the one to back down in that instant.
so the buyer sends a surveyer...he does his job and sends a report with a suggestion of some jobs that will need doing in the future.
the buyer is now saying she wants one of the jobs doing now and that i need to pay...ive offered to pay half of the costs but theyre saying no to this suggestion.
ive been advised the work suggested doesnt effect the value of the property
but my estate agent seems willing to advise me i should consider forking out the full cost even though i still dont have any additional monies and i feel like ive already relented at cost once....
i feel like im being wrongly advised.....any suggestions???

If you can't sell it at the price you *need* to sell it at then you have to either not sell or change the price you *need*.
You can do this by paying off more mortgage perhaps'?0 -
thanks poppy. its looking like ill not be able to sell im just frustrated with the lack of support/advise from the estate agent who im paying for a service.
i have a secured element of my mortgage which needs to be covered and will only be if i stick to my guns.
my estate agents are fully aware of my circumstances maybe im expecting too much:(0 -

You just have to be firm and tell the agent to tell your buyer that the deal is off. She has spent fees now and is committed to some extent. If it was a try on, she will probably back down. If it was not a try on, then no point prolonging the agony for either of you.
As for the agent, he can advise all sorts but only you know your true situation, so you must be the one to decide and he should do what you tell him.Hi, we’ve had to remove your signature. Don't forget that the agent's prime motivation is to get a sale, not necessarily to get the best sale for you.What goes around - comes around0

If you can't afford to move then take it off the market.
Keep paying the mortgage and try and lower the debt on the house.

Agent just wants to sell, your interests are not paramount to them, that's universal, ignore their advice.
If it were me I would not have dealt after saying my absolute final offer is X due to circumstance, and then being offered Y by slimey buyer.
To then change their offer to Z would give me grounds to tell them where to shove it. Perhaps it would be negative for me to lose the sale but it would bring me a whole lot ofto see their fees go down the drain.

I agree with others here. Stand your ground & tell EA you have been more than fair in agreeing to leave white goods, which is already going to leave you a large out of pocket expense you hadn't bargained for.
Tell them the buyer needs to be prepared to meet the whole cost of this non essential work or for her to find another house. Some people really take the Michael & she certainly seems to fall into that category.The bigger the bargain, the better I feel.

the principle of the whole thing is whats driving me to tell em to get lost.
this has now been pushed by me receiving my finalisation letter from my mortgage lender for the remainding unsecured part (together nram)...OMG....205 per month for the next 19 years...they defo saw me coming...but thats another thread. so yep money is of the essence and of course .....not being taken for another ride!!!0
