Negotiating on New Build

Hi Everyone

I'm new here. Just after a bit of experience/knowledge/advice.

I've seen a 4 bed detached new build by a reasonably large builder in Yorkshire. The house is also complete - roof is on - I think it could be ready for completion in a couple of weeks. I've sold to an FTB and am ready to go in a matter of weeks.

They immediately offered me 5% off asking price (which had been reduced already) and I went back and asked for 10% off and stamp duty paid. This was on Friday and they haven't come back to me.

Is that realistic - 10% & SD?

Do I hold my nerve, or call them?

Any help appreciated.

    Hold your nerve. They reduce prices cos they are not selling so you can always go back in with 7.5 % and a final of 8 if you like. No harm in trying ;-)

    perhaps they have sold to someone else at 5% deposit paid and stamp duty sounds like a good deal to me however ..... ring them and ask if its not sold ask again they should have put you offer through to the sales manager and got back to you either way

    I would ring & ask if your offer is being considered. If they won't up the discount to 10%, negotiate on other things - carpets, fencing, fire/fireplace, alarm or any other "upgrages" they might be offering for a fee. They're all things that are going to cost you money after you move in.

    Call head office rather than sales rep.. Somebody I know got £20k off a £150k house by doing this.. Sales Rep would only take £5k off.. Sales rep are on commission, hence the limit of discount they will give.
