Damp upstairs - terraced house

    Having seen the photos its 100% not condensation. I'm afraid it looks like penetrating damp, so could be flashing, roof, gutters etc.

    I'm not a roof expert but the photos show a very similar effect to that in my back room. I didn't have lead flashings at the time. I had them done and the problem disappeared.

    Thanks everyone for the advice. I will get someone round to take a proper look at the roof, flashings & guttering (roofer rather than damp company). We did have a look in the loft and didn't notice anything amiss but we will definitely have a more thorough root around in there ASAP.
    The neighbours have said no damp on their side which is lucky for them and quite surprising really!
