Need urgent advise

I live in a rented flat with my wife for nearly 3 years. We never missed or were late for any rent payments, we keep the flat in immaculate condition,so much so that we painted the whole flat and refreshed it( expenses for the paint were reimbursed by the landlord).

The estate agency that is in charge of managing the flat, underwent some new changes in their offices, and in the process they managed to loose our file, and the copy of the keys.

Two weeks ago, the shower boiler broke down. I reported it to the estate agency,and the person who is in charge in overseeing various problems in maintanance, promised that the contractor would come to check it. After being pinned down, waiting the contractor to come (because EA lost the spare keys)eventually he arrived at about 6 o'clock. And after some investigation he said that the boiler needs replacement, and he will notify the EA, and wait for approval.

Days passed by, and EA person in charge of this wasn't willing to keep me updated with the progress or rather lack of it (it seems that she had a phone phobia and the concept of time for her was days=hours).

This caused great deal of frustration because we didn't have any hot water to take a shower, and were forced to take a bath every morning. I kept calling and the EA person kept saying that she is waiting the landlord to authorise them to buy a new boiler, and is in the process of getting quotes for it etc etc.
This was after nearly 10 days. When i called her again (btw i was fuming:mad: :mad:) and really told her what i think about the way she is dealing with this, she said that now the contractor is waiting for the boiler to be delivered, and they can't do anything till next week (this week). And of course Monday is passing and I havent heard anything yet.

I think what makes things worse is that we gave our notice because we are in a process of buying a house, and are due to move out on 13th of March.

I want to know are we entitled for any compensation, and what we have to do, without EA seeking revenge in deducting from our deposit for any "potential" damage.???? Thanks in advance

    there is no damage, this is "fair wear & tear" unless you attacked the boiler in any way. We all know boilers pack up.

  • I am aware of the fact that boilers do pack up, eventually. But the point is the way the whole situation is being handled by EA, left me without hot water for 15days. If I am entitled for compensations (thats why I am asking you guys,do I qualify??) I don't want EA to look through the microscope lense and find any "damage" and deduct from my deposit just to revenge, because I seeked compensation.
    Please I need to know!!!

    I don't think you are entitled to compensation, especially if you still have hot water for a bath :confused:
