How common is it to encounter a poor tenant?

I just thought it might be fun to counter the poor landlord thread withe a poor tenant thread!!

Got to admit I was tempted to start this one myself
In 12 years, I have had 4 tenants, 3 excellent, 1 appalling, so not a bad average really.
TBH though, I look at it that usually a LL chooses to become one - even in these days of NegEq and being unable to sell, it is still a choice to let their property. So choosing to become a LL means choosing to take the risk on having occasional bad tenants, but LL can mitigate this somewhat with credit checks, references etc.
Many tenants do not have any option but to rent as they are not in a position to buy. So they must take a split second decision to trust the LL they are looking to rent from, and follow their gut feeling. I think it would be great if more tenants had the option to check out a LL too - I would willingly give a prospective T a previous T's details for a reference for me as a LL! Infact, as my property is a leasehold flat, I advise my tenants to contact the freeholder, as he will give them a reference for me, as a good payer of my ground rent/insurance charges and how well I maintain my property and value my tenants!0 -

Mine are fine although the council tenant next door to my rental is a right nightmare - I don't pity the council. My uncle has done pretty much OK with maybe one or two over the decades he's been doing that but he looks after his tenants so they tend to stay donkeys years. In a nearby seaside resort its a different story though - the town has a lot of druggies and all that entails.
I wouldn't rent to my own parents though and I pity their landlords. They have 12 dogs and pretty much wreck the kitchens, ground floor and gardens of the houses they rent out. I fully understand why LL say no pets.
I think that those landlords who have a high turnover of tenants are most likely to get the bad ones.0 -
we have had 1 okay tenant, 1fantastic tenant, and at the moment 1 dreadful tenant....in 3.5 years.Proud mum :T

In 3 years I have had 2 pretty good tenants, so no complaints really.
Now the agent, that is a whole other ballpark
