Broken shower - repair time

I got an email from the LA today to tell me that the tenant has reported a fault with the shower. The LA were very vague, so I called the tenant to get the details of the fault.

Tenant advised that the shower made a loud popping sound last time she used it and that the water stopped coming out of the head and started coming out of the overflow (or it may be down pipe) at the bottom of the main unit.

The shower is an electric shower, less than a year old.

I have called my Dad to see when he can get round to the house (I live overseas) and he has told me the earliest he can get round to the property will be Monday. I have called the tenant and told her this and she was not very happy, saying that she can't wash her hair without the shower.

I have asked her to use a jug for now over the bath until I can get Dad or a plumber to have a look, but do you think it is unreasonable for me to ask her to wait until Monday? Normally my Dad would be out straight away, but he is working away at the moment, and I don't trust the LA to arrange someone reputable to get the shower fixed. I did explain this to the tenant.

To give some back story the tenant has been given notice because I need to sell the house to buy our family home when we return to UK later in the year, so I am wondering if he thinks I am just being jack.

    Yes, he is a fully qualified electrician.

    I should also add that there is a bath in the bathroom as well as a shower.

    The bath is good enough provision to wash. You tennant is free to buy herself a shower attachment until you fix the problem - but don't even think about re-imbursing the costs of this.

    I just wanted to clarify the situation for myself really because I always get things fixed the same or next day if possible for my tenants. It just isn't possible this time.

    In my opinion, the tenant is really being quite unreasonable, after all there is a bath, so not dependent on the shower for daily washing facilities.

    When I read these boards I am quite amazed at how unreasonable many tenants are in this day & age & would never, ever want to be a landlord.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    I'm quite interested in what you are paying you LA to do btw. I realise you need someone to manage things in your absence, but it seems to me that you LA isn't stepping up to the plate.

    I was on a guaranteed income scheme, but over the last three years I have often asked myself that question. As I never get to go back to the UK I have never really bothered to change them, but I realise I should have seriously considered biting the bullett and changing agents in the past. Now that I am selling I have given them notice because they are even worse at marketting a property for sale than they are at maintenance when letting! I shall be glad for them to be gone.

    Why not? The cost can be set down on the tax return.
    OP's dad may not be able to fix the shower straight away on Monday.

    Yes, the T has alternative bathing faciclities but a LL wanting to sell the tenanted property may consider it 10 quid well spent. Upsetting a T when you will be relying on their goodwill for viewings etc is never a good way to go.

    If he's qualified and could nip in to have a look before Monday - he might be able to return on Monday with whatever is needed to fix it.
    Which means a happy tenant.


    Even if he does nothing but look at it with his eyes then his presence will reassure the tenant that it isn't just being put off.

    He has called her now (well he did it last night actually) and he thinks he knows what the problem is (he is old hand at these things) and is going to fix it Monday after getting the part.

    Tenant is happy with the timescales apparently.
