Problem with New Landlord help please

    Hmm, I can only see this property and landlord causing you grief. Should you take care of any of these issues yourself, there's nothing preventing the landlord evicting you and charging a higher rent on the property you improved.

    If you are suggesting withholding rent to get repairs done, then this is possible, but you need to follow a very strict procedure laid down by law, otherwise you will only get yourself evicted!

    As I suggested earlier, if the fridge drawer is such an issue, check the price of a replacement, and ask the agent whether LL will agree.

    And make sure all the other faults and problems you have listed here are fully documented on the inventory, to ensure no spurious claims against you for damp/damage at the end of your tenancy.

    The problem with the wall isnt damp I(its a new build house) and it looks like the previous, tried to hammer somthing into the wall which has left the plaster peeling....

    The Deposit im talking about is the £100 holding deposit, The full deposit is obviously much more, but isnt due until move day. I paid more as i wanted it out of my account and to also show the good will so the LL would be more inclined to allow access so we could start the work on the shed etc....

    The house is lovely (5 bed, 3 recep, 4 bath....)....these issues, have built up and the LL doesnt seem very flexible when we approach the EA who then speaks to the LL.

    Maybe im just being picky, the fridge drawer is really not a big deal, but it was the last in a long line of issues the LL doesnt want to deal with so i thought it was time to make a stand.
