Many thanks for your replies. I have a mortgage advisor in mind so will not bother with theirs.

Not many houses have been sold in the street.
One year ago a similar property (furnished to a similar standard with extension) in the area sold for £82,000. In the area, 2 bedroom average prices selling for 75k+ (according to zoopla).

Found out today the house has had 5 viewings so far and no one has put an offer in yet. Its been on the market for 3 months. I think they want a quick sale because no one is occupying it and they state "no chain onwards". I keep getting mixed messages over how much to initially bid, so thought I'd go for the average. Does 72k sound like a reasonable first offer?

Go in as low as you dare. What have you got to lose other than them saying no?

Maybe they'll say yes, and every extra pound you aren't spending on buying the house is an extra pound you could be spending on decorating it and making it your own.

Got the house for £75,000. Really pleased as its a nice house in a good area and £8000 under the asking price. Just hope the rest of the process goes well
