Offer for New House?

I am looking at buying a new build property and the asking price is 204950, they are offering a 5% discount for a deposit, stamp duty paid and £500 towards legal fees.

Although they are offering these discounts am i right to offer for the property or just pay thte asking price? I really want to make them an offer but will i be laughed at? Also, how much shall i offer?

Sorry for all the questions!

so basically they have overvalued their property by about £15k in order to give you a "discount".

give them an offer, how many new houses are there in the development are any more being built after the ones you are interested in?

and if you want to offer, offer, the worst they'll say is no, then you say ok not to worry ta ta, see you later and they'll either buckle or still say no.
  • i think there are quite a lot of houses going up at the same time although most are now sold, i think i will offer, like you said, what's the worst that can happen!
