    No offence Op, but from your posts so far you think everything is over priced by huge amounts.

    You have already told the Estate agent what you can afford, and I don't blame the vendor for not wanting to offer you a viewing, If you can't afford the house, you can't afford it.

    If the agent thought the vendor might accept a huge chunk off, they may offer you a viewing, but they obviously don't.

    GAH - I'm being realistic (from my point of view) as I'm making sure I do sale price research of each area before considering a house, all of the previous sales (bar two properties - which are both larger, double garage, big open gardens, more rooms etc) have been around the 250k region and that was ~3-4 years ago, surely prices now are lower or expected to see offers that are lower? Obviously as a FTB I could be reading the current trend wrong, but this is my impression. Please advise me if you think I am being too hypercritical?

    Hazyjo - I didn't say what we could afford, I told them what I would be willing to offer on the house we viewed. However that is by the by now as I think I'm just going to leave the house and watch how it moves in the coming weeks/months.
    In regards to discussing price with first vendor, we didn't. That was basically his second sentence (after introductions), we both remained tight lipped on the matter and said nothing.

    Still, onwards and upwards to new properties.
