Ftb stamp duty race

How was final friday then with everyone trying a last ditch attempt at beating sdt ?

Any one dissapointed ?

Anyones bank !!!! up ?

Or was the chaos my solicitor and others on Here predicted unfounded ?

We were worried all week about it as its not like 2k wouldnt be missed for furniture

10am a call came through on friday - job done no hick ups ! ( will be the first time in this process there has not been a hickup - rbs made us jump through 101 hoops after they messed up our application at the branch !

    We didnt make it!! Our seller messed up and didnt bother getting his mortgage sorted until 8 weeks into the sale, then the 9th week came along they find a mine shaft near the property he is buying, so it had to go back to his mortgage lender, which by the time they got back to us it was too late to complete on 23rd! We now have to pay £1410 in stamp duty!!!!
  • Our buyer is a FTB.We have been rushing around for 8 weeks in order to complete before the deadline.
    In that time we found a house and had everything in place to complete last Friday.
    Last Wednesday we got a message from our solicitor to tell us that our buyer was no longer wanting to complete on 23rd in spite of the stamp duty.
    Several phone calls later we found out that he had some problems he needed to sort out, he needed 2 weeks to sort them and would then be ready.
    We recieved a phonecall from our EA on Saturday to say that he has pulled out. :mad:
    We are gutted, not only are we out of pocket over this but we have given so much away as we were downsizing.

    Sorry to hear about those who didn't make it (or whose buyers didn't) but congrats to those who did :-) We weren't involved in the race ourselves but we have been waiting ages for our lender to get back to us regarding an indemnity policy so we can exchange. They have been very busy due to SD deadline so yes, it definitely slowed things down. Hopefully they can now work a bit faster and get back to us today!

    I am really sorry for those who didn't make it, or whose transactions fell through. Well done for those who managed to complete on Friday!

    My own purchase _almost_ fell through, as there was a problem with my vendors onwards purchase. (It is an empty conversion, and the developers changed it from freehold to leasehold halfway through the process!)

    However, my vendor stuck to what she promised at the outset, and exchanged contracts on our sale without having exchanged on her onward purchase!! I am very lucky, I know. We even completed one week aheaed of the deadline :j
