check-out fee £114 deducted from tenancy deposit

    More to the point, £114 is a perfectly reasonable price for an inventory clerk to charge for this service.

    on what basis this is reasonable? I rented properties before and never paid any fee for checking out of the property. normally the admin fees are charged while checking in, not checking out. I paid admin fees when entering into this house already, why should I pay again when leaving? I agree it is my mistake to sign it without checking, but I don't think this charge is reasonable.

    I am not an inventory clerk, but I have watched one at work. She spent about 2 hours going through a two-bedroom flat, examining everything, and am sure she had at least that amount of work to do once she got home and had to type up a report. I am just saying that £114 for that amount of work from an independent contractor is a perfectly reasonable charge.

    Logically, somebody needs to pay for both the check-in and the checkout. Changes may be made to the flat before the next tenant arrives, for example it may need a thorough clean, so the checkout inventory cannot be used as the check-in for the new tenant. Normally, the landlord picks up one lot of the charges and the tenant picks up the other lot. I agree with you that it is unfair that you are being asked to pay both charges, but I think it is a waste of time to suggest that the £114 is too much.

    But the tenant shouldn't be charged for this! As said previously, now landlords and agents try and load tenants with their own expenses. I've even heard of a finance fee being requested: that's fee for gathering all the other fees!
