Letter to effect break clause

Hi,

We will be using the break clause to vacate our rental property. Is the following text sufficient to do this:

[FONT=&quot]Re: Termination of Rental agreement for 10 XXXXX Road[/FONT]
[FONT=&quot]We hereby effect the break clause by giving you two months notice to terminate the rental agreement for the above property, in accordance with section 4.2 of the rental agreement. [/FONT]

[FONT=&quot]We will vacate the property by midnight on 28 May 2012.[/FONT]

I will be sending the letter first class with proof of postage and will also email it to him. Is that enough?

    Are you sure that the 28th May is the end of a rental period / the date the break clause takes effect?

    If you post it first class post on Monday 26th March then it should be deemed served on 28th March.

    I'd put something in there about arranging a checkout and returning the keys nearer the end of the tenancy.

    As you do not give us the terms of the break clause, or the start date of the tenancy, it is impossible to say whether your draft "is suficient".

    However, personally I would make it less formal and more friendly. Thank the LL for his help to date, mention how you've enjoyed living there but have to leave because... work? baby due? whatever. It just helps oil the relationship wheels.

    Unless of course the reason you are leaving is that the LL is a right **** and you've spent the last X months in constant dispute.

    Also helps to say something about access by LL to show new tenants round. Offer to assist, but at same time set ground rules:
    "happy to let you show prospective new tenants round on Monday/Wed evenings between 6 & 8 or saterday mornings, provided you call to confirm 24 hours before hand" or similar.

    And as suggested above, ask about date/time for check-out inspection, key hand over and deposit return
