Estate agents mixup.

EA's just want their money from you - regardless if your paying another EA because you didn't understand what you were doing.
If you haven't exchanged and you think you can get another buyer - then stop the sale. Give notice to the current EA's. Once notice period has elapsed then sort out another EA, market just with them - and then get a new buyer.
Whilst I sympathise - you have got yourself into a slight pickle on this one. Good luck !0 -

Assuning you have a joint agency agreement, I'm not sure I agree. I believe that commission is usually payable to the agent that introduces a purchaser. By definition, two agents cannot introduce the same purchaser. Sounds to me like Agent 2 was the introducer (who arranged the earlier viewing for the wife). So the purchaser may need to start dealing with agent 2 instead.
Agent 1 will be annoyed - but it's the purchaser's fault, not yours.0 -
If you have a joint sole agency agreement (ie whoever selss it get's the commission).
You should be paying agent 2 the commission as they introduced them to the property by way of the first viewing.
Ask each agent to confirm in writing the date that the couple viewed the property.Estate Agent, Web Designer & All Round Geek!0
