    Others have picked up on your point 3, but I will too. Whether or not they have a mortgage is none of your business. To suggest that they are less worthy of being treated considerately because they might not be paying so much on the mortgage might be your 'let them eat cake' moment. Don't be surprised if your vendors invoke a guillotine.

    Just an update:

    We did wait a week or two, did survey, put in for completion date 3 months hence.

    No worries from sellers (as I said they were not in great hurry.) They were probably happy I didn't go back saying I wanted £1000s off the agreed price for work that inevitably needed doing. It is a 1930s house and so there is plenty to fix/update.

    So, anyway, thanks to all those who took time to reply - even though I didn't like your responses in the main.

    op, tell them and be as honest as you can. We were told that our buyer had to go through probate, that was in august. Ok, we met her face to face and there was empathy, so we waited and she kept us informed all the way along. We eventually got to completion, in the middle of december. As sellers, yes we worried but we had information and phone calls from her and that set our minds at ease. She didn`t arrange a survey until november and that could well have been a big problem in that she had not spent any money. Get you survey done asap after you have spoken to the vendors and ring them every couple of weeks
