Which Is The Most Appealing To Buyers?

Hello to everyone, and appologies to the board manager if I've done something wrong... I'm new to this, so I hope this is an Ok question, in the correct forum etc..Here goes.

We currently live in a two bed. detatched bungalow on the outskirts of Chesterfield, Derbyshire. We are thinking of making some extensive developments.

Do members think a "dormer bungalow" is more appealing than an extended bungalow?

Is it more appealing to have three big double bedrooms all with en suite, the master with a large dressing room or is it better to have four bedrooms, again all ensuite.

    With regards to extension, you do whatever is cheapest and gives you best pay-off. The pay-off generally comes in the square footage.

    Too many ensuites won't generally return the outlay. For a four bed, 2 ensuites would be more than enough for the two biggest bedrooms. But 1 gorgeous ensuite would still suffice. It's an unusual 4 bed to have 2 ensuites and what the buyers are really interested in is their personal space and rooms. A guest shower ensuite would be nice though :)

    Dressing rooms are also lovely but I'd go four bedrooms with perhaps the smallest being nearest to the master so that the option is there for a dressing room if they have the luxury of few children, otherwise it's an ideal nursery, being nearest to mum&dad.
