Hi Forum,
I just had my new flat confirmed yesterday, and am really excited about having my own place and moving out of my parents house and regaining my independence.
I was wondering if anyone had any top tips I should keep in mind as I have never rented before?

It's all about getting your deposit back when you leave. Make sure there is a detailed, signed inventory. Go over the place yourself with a fine tooth comb and photograph anything that isn't 100% perfect.0

There is a good sticky thread at the top of the Forum - "A tenant's guide to renting" - which you might find useful.
Although beware, if you have already been accepted/signed to rent, you may have been wise asking a few question here before you committed yourself to the property.
On the day you move in check everything in every room - literally that every plug socket works, the toilet flushes, any applicances provided are working as they should. Take your own meter readings and make a note of them somewhere safe in case of queries later on - check with the LL/Agent whether they are going to contact the Utilities with your details, otherwise do this yourself, so you do not suddenly get a bill for previous tenant's useage! If you are living alone, contact the Council Tax department as you get a single person discount, but must register with them first.
If you are given an inventory for the property (you should be but this is more of the LL's benefit that yours), check everything on it, and if you disagree with anything, however minor, change it and sign the changes - this document will be used to prove any loss of damage to the property when you leave, so if something is missing, broken or dirty, note it down to prevent you being blamed at the end. If possible, take dated photos of the offending items!
After 14 days, if you have not received details of the deposit protection scheme the LL/Agent have used to secure your deposit, then write to them requesting this information.
During your tenancy, report any damage/repairs needed in a timely manner, first by 'phone if you prefer, but ALWAY back this up in writing - an old fashioned letter that is. Never converse with LL/Agents by text (they can be deleted) or email (may never arrive or be read). Letter posted first class is proof you have complied with your requirements to act in a tenant-like manner to report problems, and a record should the LL/Agent fail to act on the repairs needed.
