LA Checks

I've enquired about a few properties to rent and upon reading the T&Cs the agents charge a min of £70pp for credit checks and a ton of other charges.

I have no problem with paying them but I don't want to waste what is more or less £200 to find I'm not eligible. How strict are these checks and what income would be needed for someone self-employed looking at a property for £600-£700 pcm?

    Credit checks, references from previous landlord, sometimes employer, few personal references maybe.

    Why don't you ask the agent what checks they carry out?

    Ask what there income to rent criteria are and discuss before you pay over any money what they expect from you, that way there are no surprises.

    But that would involve speaking to a human rather than asking a forum of strangers what's included!
