repairs

hi
could some please help my daughter rents her house off a private landlord,so far the cooker that was already has only worked twice and its stil not fixed the light fitting in the kitchen is faulty,somebody has tried to break in by smashing a window and theres now a leak in the kitchen.There was also an alarm already fitted and security lights when she moved in but these have never worked she had to pay £130 pound to have the window boarded up.Does anyone no who is liable for the repairs we have read the tenancy agreement the landord states he is only responsible for replacing the glass to the window and fixing the leak but not the cooker,alarm or the security lights.Sorry if this sounds ling winded but my daughter hasnt much money and has a small son to provide for .

    I think the landlord is correct I'm afraid. An alarm, security lights and an oven are not "essential" repairs I'm afraid. You can check her lease to see if there is anything in there about the LL being responsible for the white goods, but if there isn't then she's prob out of luck.

    HOWEVER I can't see her having to cover the cost of boarding up the window, this should be the LLs responsibility and I would have thought it ought to have been covered under his buildings insurance?

    Agree that the window should be covered under the LL's buildings insurance. As a LL I thought that I had a responsibility to the oven though.
