Conveyancing Fees for Purchase - How Much?

How much is normal for fees to buy a house at £250k? Our preferred firm quoted £3900 (£650 fees, £20 LR services, £245 searches, £35 bank transfer, £190 VAT. £280 land registry and £2,500 stamp duty). Other firms are generally coming in around £200 cheaper, but we want/need the purchase to go through quickly and smoothly, and the firm dealt with our sale quite efficiently. There is no chain either end.

Given that the SDLT won't vary, your £3900 is actually £1400 in fees, and you say the competitors are coming in at £1200....?0

I just had a quote from a solicitor for the purchase of a property at 240k which is just below what you quote - different stamp duty would account for the difference.0

I'm going with a quote of £1180 for solicitor's fees. I believe this is slightly on the expensive side, but they were recommended, so I'm happy with that.0

Which searches are included can make a difference and the cost of searches can vary from area to area. A local search in Portsmouth costs £50, in Waltham Forest £287.66.RICHARD WEBSTER

It really does depend on where you are!
Ive had 8 quotes ranging from £800 - £1,400 for a purchase in the £250k range in Birmingham (excluding the stamp duty).

Hi,
Well, I can recommend a solicitor who are very professional and mortgage specialist. They would charge £399 + VAT as their fee so a total of just about £1,000 for property of £250,000. Pls let me know if anyone is interested.

tbh 1400 seems not bad to me for a 250k house
i paid 1240 in fees for a 200k house in scotland last week and i couldnt find anyone cheaper locally.0
