ea backhanders?

evening

i'm still searching for my first house, there's not a great deal about, i've been looking for the past 6 months

on rightmove recently there has been a few properties which have come up that have never been on there for sale before but are all of a sudden on there as sold subject to contract

do ea's keep certain properties back for registered customers who would be interested giving them the chance to buy before its advertised?

    I doubt it. If I was selling a house I would want to know I'm getting the best possible price, and if it's sold to someone on a secret list how do I know that's the best price?

    It's all a ploy. They will take you seriously if they know you are ready to buy straight away, but similarly they will tell you about houses coming onto the market that are not suitable.

    Why do a few instances of EAs selling properties before they got as far as RM lead you to put 'backhanders' in the title of the thread...?

    Maybe they were advertised, just not on RM, so you missed them, but the buyers watching the EA's own website or another portal didn't.....

    If you are registered with an EA then if a suitable property comes onto their books, you will be given an option to view before it hits the website, so often properties are sold before they become 'live'.

    My previous house sold within hours of coming onto the market to the first viewer, who was registered with the EA. Plus all the local EA's would contact me straight away if they had a suitable sounding property for me to buy come onto their books.

    I always watch an EA's own website if they have one, as it's more up to date than RM.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.
  • Maybe the agent did there job well and sold the house to buyers on their mailing list before even advertising the property. There is no law to say they have to advertise the property!

    If i value a house and i have known proceedable buyers on my mailing list looking for that type of house, i'm not going to wait until its been advertised on Rightmove (or anywhere else) before i show them the property!
