    I'm in the same boat but don't know if I've won yet, Still waiting to hear if my offer is good enough. Think we have a phantom bidder! But I've been told I have to complete in 14 days as I'm buying with cash so the 28 day thing is not relevant. Also solicitor said they can do everything in 14 days and wont charge more as there is less work with no chain etc. I'd look for another one if I was you, shop about a bit. Good luck
  • That's what i thought phreaky.. but as UK says above if its a cash sale then perhaps its only 14 days but its reassuring to know it will have to be advertised for 14 days,,, will re think my offer Monday,,, have to say the conveyancer did sound a bit OTT ,,, there seems to be a Lott on offer at the moment
  • I would look for another solicitor if I were you - they should not charge more in order to exchange within 14 days. There is not much paperwork to it, if you are a cash buyer. In fact the solicitor will have less to do, because no mortgage involved or banks to deal with. When you instruct a solicitor, make sure you have proof of funds in your bank account, they ask for a copy of your statement which shows where the money has come from (just so that you're prepared).

    Also, the Agents do not need to advertise the Public Notice for a month, the minimum is 7 days. That includes websites and/or local papers. The Public Notice should appear about 3 days after the offer has been accepted, so you will be able to decide whether to increase your offer or not.

    good point on proving funds. I've had awful problems trying to get that from my on line accounts. I thought I'd be able to just print off my balance but is proving difficult as when you log in there is nothing there that has my name and balance togeter. Had to ring the banks and ask for a statment which is a right pain. nationwide wouldn't even do it over the phone so now need to go into a branch !
