K-rend/ Render on house failing

Hi,
We had some substantial renovation work done on a house just under two years ago which included the re-rendering of the back wall. We have a guarantee on the work which extends to 2 years on 'major structural defects'. We called in our local surveyor to check over the house as we had a few cracks and wanted to ensure they were nothing major and he has highlighted that the render on the back of the house is becoming boast and was poorly applied. There are a few light cracks in the render which are visible. Render should obviously last longer than 2 years.
I realise I obviously have to contact the people we have the guarantee with to clarify exactly what is covered but I figured I would ask here too is anyone had any advice/similar experience?
Thanks,
BatCat

  • Hi just read your message. I too had K Rend applied to my gable wall a couple of months ago. As part of a regeneration scheme for private owners.

The contractors made a right pig's ear of it and it looks like an eyesore. My Council are dragging their feet about this. I've had to arrange a meeting next week with the MD of contractor, my MP and Council.

To prepare for it I contacted the K Rend supplier. Mine was Kilwaughter Chemical Company Limited. Based in NI. (I'm in Wales). Check your paperwork to see if you had the same suppliers.

They were very helpful. Am having to email photos of wall to Kilwaughter, and they are prepared to conducted their own survey in person for free. They could tell you wether the render has been applied correctly. Anyone contracted to use K Rend has to attend a specialist training course. Also I've been told by the Council that it should have a lifespan of 20-30yrs. My render has to be taken off and new K Rend put on.

I've made it clear I will not be paying for it! As contractor is at fault. Hope this is of some help to you. Good luck!
  • Also don't be fobbed off with a patch up job. K Rend especially the coloured stuff cannot be patched up. It all has to come off and the whole wall rendered within one day. Not rendered in stages as the colour will vary. Thats what happened with mine. Get as much info as you can & involve trading standards.
  • DONT USE K REND - I put k rend on my new build 5.5 years ago. I was guaranteed by the sales rep that I would have no maintenance to do as it was guaranteed for 25 years to be maintenance free. However the house is covered in green and black algae, I have been in touch with Krend and they told me to treat it with an algae spray. What happened to the 25 year no maintenance guarantee. My advice is dont use K Rend. There were 2 houses built beside me one put on a coloured render called Webplast and the other house is cement and sand - both were built a year before mine and neither have algae growing on theirs - also I know another family who put Krend on their house and their house is covered in algae also. GOING BY MY EXPERIENCE DONT USE K REND.
