I will be renting for the first time and i have asked when the inventory will be done. The LA has told me that the landlord hasnt requested one. ???
Surely it needs to be done to cover our backs let alone the landlords?
Any advice
Thanks
Also any tips on what to look out for in tenancy agreement, they are emailing it to me tonight so i can look through it(they wanted me to go in and sign it without having a chance to read through it first)
Thanks you lovely people:)

hi
No - inventory, then make absolutely sure the deposit is protected because the LL will be unable to make any deductions for damage. The inventory protects the LL more than the tenant. If you've have not made a mistake, you've made nothing0 -
If there is no inventory, the LL can't make any deductions from the deposit, as it means he can't prove the condition when you moved in.
The deposit SHOULD be protected in one of the schemes, but it's not the end of the world if it isn't, as you could just send a letter before action to the LL, threatening to sue him for 3x for the deposit until he returns the full amount to you.Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')
No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)0 -
As above, inventory is for LL to prove start and end condition of the property to enable deposit deductions, so more use to them than you.
I would take lots of good quality photos of each room on first day when you move in. Also, check everything is working, from each plug socket, to the loo flush, and should you find anything wrong, tell the agent immediately, and back it up with a letter confirming your conversation.
As for your tenancy agreement, probably better if you read it and then post questions about anything you are not sure of, as they do vary quite a bit. Make sure you understand fully what each clause and term means, as once you sign, it is binding for the fixed term, so no good finding out in 3 weeks time that you have agreed to something you cannot comply with!0
