Trying to sell Need advice

HI All
We are currently trying to sell dh & BIL's family home which has 7acres of land & 2 dwellings, Unfortunatel neither of us are in a position to buy the other one out.
It has been marketed since novemeber we have had about 8/9 viewings. The agents have said the market is dead at the higher end \ours is pricey for our area(50k nmore than one across the road they have no kand & 1 property) We have had good feedback but it just hasnt been quite right. I think what is putting people off is the decor in the 2nd property, but we cant get BIL to re-do it as the situation is bad between us (hence selling)
What do you think of the companies that buy quickly? We are considering using one of these We do know that we will loose out financially but we are quickly loosing all sanity staying here.

Could you split up the property to make it in to 2 houses with land? Would that help?MFIT No. 810

My parents tried for almost a year to sell a property with land (stables too). They eventually realised that they needed to be with an EA who specialises in this sort of property. They changed EA's and sold quite quickly. What is your EA like? Did you have more than one EA value it?
Red's idea is a good one although I think it can take a while! My parents did it and had to go to appeal as council originally refused to allow it (they wanted to keep agriculture use). My parents had to prove that the two properties had been independent for a minimum of so many years (think it was 6 but not sure). Having had separate utility bills for all that time proved this and overturned the local council's original decision not to allow it. They then sold each property separately (and for more money than they would have got for joint)
Surely if things are that bad with bil then he isn't going to agree to taking only 75% of the value of the property? That's about all these quick sale companies offer!:eek: You'd be better off paying for someone to do the decorating for him if you really think that's what is putting people off.

Rather than trying one of the quick sale companies, have you thought about re-marketing it on an offer's over basis at a reduced price? That way you might get a bit of interest in the property and if you get a few people willing to make an offer, go for sealed bids.
And as Nenen said check the other types of properties your EA sales and see if they really are capable of marketing this type of property. For example if all they sell is 2 up 2 downs for 90k then they really aren't the right people to be selling your property.0 -
There are probably also issues surrounding the fact that there are two seperate dwellings - it's a pretty niche market!
Have you tried to get planning permission to have two separate dwellings there? You'd probably make more money that way. It's what I would do!
Otherwise, I agree that your best bet is to market asking for 'offers over' a much reduced price and have block viewings. You're almost guaranteed to get the property's true market value if you set the price low enough.Everything that is supposed to be in heaven is already here on earth.
