Getting out of Tenancy agreement early??

I am wondering if there is any loop hole/chance of exiting our 12 month fixed term tenancy agreement early.
There is a break clause in the contract and it is 12 months.
We are now into our 5th year and in September the LL asked us to sign another 12 month fixed term.
Our LL has told us that he would like to sell the house and that after the 12 months he may let us have another 6 months but I have a feeling that that may be it. So we have been looking for a new house for a while but we have have such small search area as we have an allotment!
Needless to say a perfect property has come onto the rental market closer to the allotment and bigger and cheaper than where we are now.
The problem is we still have 6 months to go on the tenancy and to top it off there is never anything on the market in September!!
Any ideas?

Best person to find out from is your Landlord.
He may find it easier to relet for a 12 month to new tenants rather than 6 months. Speak to him and see what he says.
Other than that you are stuck or you have to pay the rent up to September this year.make the most of it, we are only here for the weekend.

There is a break clause in the contract and it is 12 months
However if your fixed term expires in Sept and there is no break clause before then, then you are dependant on the landlord agreeing to an Early Surrender.
If this is of benefit to him, it may be easy to agree. If not, you may need to persuade him (ie by paying his costs to re-market/find replacement tenant)
If you do get agreement - get it in writing.0 -
It definitely says 12 month break clause in 12 month agreement.
However, the LL emailed us our contract to check, there were various errors on it regarding deposits and rents etc....
So the LL said he would make the changes and bring round the corrected version for us to sign. Which he did, we checked the changes we had asked for and all was well.
We have just looked back at the original contract he emailed and that said 6 month break clause. The one we signed said 12 month, certainly not a change/error we had highlighted!
Really not too sure what LL is playing at!0 -
I'd be minded to discuss it with him, point out that a 12 month break clause is absolutely meaningless and suggest that it must be a typo for 6 months. See whether he agrees. That way you can find out how the land lies before you commit yourself to the new place, or walk away from it without knowing what your LL would say.0
