Hello,
I just got an architect quote for a loft extension on top of a 3bed terrace Georgian House. It consists in installing a staircase from the 1st to 2nd floor (modifying landing on first floor), removing the current roof (V Shaped) to install the loft covered by a leadroof.
The loft is W4.5m, L 5.0m, H 2.3m, and would have a bedroom and bathroom. Nothing fancy
He quotes me £64k + VAT
I am shocked... is this quote fair?

In my experience architects should stick to drawing !!!!
You have not provided enough information for me to give advise, however when considering creating more room, converting a loft is a very expensive solution. £64k sounds expensive though. Send the drawings out to a couple of builders and get some quotes.0 -
Agreed it is very pricey, but given that the price per sqm in that area is about £8k, spending £64k adds £200k to the value of the house... which is why I think the architect are taking the P***
They not charging for based on cost, but based on what the end product is worth on the market...

Wow its worth doing then ! but still you should get builders to quote for it.
When talking about the value of the house, bear in mind that every house has a price ceiling ! although London tends to be an exception !
When getting a price get a price from a builder based outside London, you will pay a big premium for one in the city.
