Can I claim back the VAT on this property conversion......

...and if so, how much?
I have a large house with a shop front underneath what is at the moment our bedroom.
The shop has not been used as such, and is currently used to store our junk.
The planners have given us a change of use permission for the shop and permission to divide the whole building into 2 houses. The whole project will broadly involve the following work.
1) Renovation and repairs
2) Replacement of shop fascade (low shop windows etc) with domestic fascade. This will see the building of a wall with a front door and a window looking onto the street. This will convert the shop into a living room for one of the properties, and a storage area at the back of the shop will be converted into a bathroom.
3) Conversion of garage at back of the building into a domestic kitchen to serve the same property.
4) Access on 2 floors between the two dwellings will be blocked off, so that one house cannot be accessed from the other.
5) Internal alterations
6) General plumbing and rewiring
7) Installation of CH system in 2nd dwelling. The first already has one.
My belief is that I may be able to claim back the VAT on materials used for items 2 and possibly 3, with a partial claim on some of the others.
Can anyone help please?
