My problem in short
I am one of those people who have secured mortgages with HSBC.
We started the process of mortgage application on 17 January 2012. The mortgage manager who did my application went on sick leave and no one was ready to touch my case. Finally after lot of phone calls HSBC appointed another mortgage manager and the mortgage was approved and send to HSBC Solicitor on 23 February.
By that time my solicitor completed all the searches and all relevant documentation process. We initially aimed to finish the process by 23/03/2012 but then Countrywide Conveyancing started working and delayed the process.
We gave 30 days notice to our LL to vacate on 31/03/2012 but due to Countrywide Conveyancing the process will be delayed.
Now we will not get our flat on 31/03/2012 and our LL has asked us to vacate on that date ( his estate agent has found new tenants). I am effectively going to make myself homeless.
1-2 friends has offered for me and my wife to live in there home till we get our flat but we don't know how long the process will be delayed. I don't want to be a burden on them.
What are my options?
Can I stay in my current flat even if I have given notice and I will have to vacate on 30/03/2012? What are my legal rights?
Just for info I am on monthly contract after the initial 6 months tenancy. Living in the current flat for 2.5 years, rent by DD and on time, kept flat in excellent condition. In short we have been excellent tenants.

I'm not an expert but you gave notice to your landlord which was accepted so you are no longer in a contract with him. It may not have been a problem if he hadnt found new tenants but he has. You will have to vacate.0

So long as you pay your rent, then you COULD stay in the flat another week, BUT... morally you really shouldn't do this, as you will then no doubt be making the new tenants homeless.
Just put your stuff in storage (not expensive), then make a deal with travelodge on a weekly stay basis.Should've = Should HAVE (not 'of')

Have you budgeted for the stamp duty it is now going to cost you? ( assuming you are FTB)0

If I recall correctly, if it is the T who has given notice to the LL, there is a penalty for staying beyond that date. I think the situation is different from when the LL gives the notice.0

I had exactly the same issue when I moved into my first home earlier this month.
I ended up having staying in a hotel for 8 nights and putting all my furniture etc into storage. It doubled my "moving" budget but was all forgotten when I finally got my keys!I have a simple philosophy:
Fill what's empty. Empty what's full. Scratch where it itches.

Thanks for the advice everyone. We are moving out tomorrow, putting our stuff in storage and living in hotel for as long as it takes to get out flat.0
