Price difference between 1 and 2 bed

I'm just curious really, but does having a second bedroom add a specific amount of value to a flat?

My estate is quite varied (ranges from one bed flats to 4 bed detatched houses) and I'm trying to find comparables to get an idea of current prices.

Recently sold was a 1 bed flat for 70k. Can I use this to guess what a 2 bed flat would likely attract?

    If recently-built, what was the price differential when the builder sold them?

    apply that as a percentage to current value

    It depends on the area, but I would say a 2 bed would be worth around £95k.

    totally depends on the area

    Where i'm looking in Birmingham, there are more expensive 2 beds than 3 beds in same sort of condition.

    On average here I'd say that 3 beds are a very similar price to 2 beds.

    I think it varies very widely. Is the second bedroom a boxroom, or the same size as the other bedroom?

    A one bed flat near me has just sold for more than a two bed in the same development - but the one bed actually has a greater internal area than the two bed (and more than some three beds I've seen).

    Thanks everyone for the food for thought. just to answer some q's -

    The second bedroom is a small double (11 x 9).

    I have checked zoopla but the descriptions are not filled in ( -- beds -- baths -- receps) except for the one at 70k which had an old advert attached, so I can't really use them as comparables? For ex, I think the lady upstairs and across has divvied up the lounge (19x15) into an extra bedroom as they have three children.
