    Unless someone else is willing to offer £115k, £120 or whatever, its not actually worth any more than you are willing to offer.

    You seem to be asking more for negotiating advice, presumably you have an upper limit to what you are willing to pay? By all means place your offer and if they refuse, ask them what they are willing to accept, that then forms the 2 boundaries for any subsequent negotiations.

    Looks like it's appeared on Rightmove within the last 24 hours...

    I'd say 54 is the house next door, looking at Streetview!?

    Yeah i read it as 54 on the photo, but according to the data the agent has inputted into the backend of rightmove its no 56. (Agents can see alot of detail in the backend of rightmove ;-) )

    Oops, don't think my comment was very clear! I think 54 is next door, making the house the OP is referring to number 56?

    (Any way the general public can see that information... I've spent ages trawling through street view trying to find out what numbers houses are to research a bit before deciding whether to view!)

    When you zoom in on Google Street it looks like 56 to me - thanks though you guys are giving me some great advice :)

    Zoopla states this as around £119,100 (estimate) on Zoopla, Last sale: £115,000 | Sale date: 7th May 2004

    What would others think is an decent offer?

    mate, i'm trying to buy a house in Birmingham, so pretty close to you.

    Houses are selling very fast around here, the most sales in the whole of the country are in Brum

    So not sure how different the market in Willenhall is

    Also have a look to others that have sold recently, you'll see if this houses is over valued or valued about right. Research is key

    Check out Quinton in Bham - close to Birmingham City Centre but good prices too I am thinking of buying a house in that area also - especially as you're pretty close to the Hagley Road so easy access to the city centre.

    Its a modern house with 3 bedrooms, 2 bathrooms and walk in condition. No need to change anything for the next few years ( hopefully) full double glazing, great parking for cars, caravan, motorhome!!
    Not idea about location or area but looks a very nice house which has been well looked after.
    Why are the owners moving ? quick sale or prepared to wait ?
    Start at £110K is my guess

    Have your final offer in mind.

    Offer your first. This will be refused. It always is.

    The offer your next "best and final" offer, else you walk.

    When they have refused that, ask for another viewing. Um and ah and say weeeeelllllll its not that great but <insert final offer here>

    If they refuse that, then really do walk. This one's not for you.

    Sorry my post was'nt very clear either!

    Orginally after blowing up the agents photo i thought it was no 54, then i checked the rightmove backend (and the agents had it listed as no 56, although sometimes agents have been known to input the wrong address details, so its not 100% accurate!)

    Yes i know the sold prices are available for all to see, but us agents can see more information such as the properties address, length of time for marketing, historical listings (ie has it been with another agent for 2 years), was it listed a few years back etc etc)
