Stamp duty?

Hi
I'm looking to buy a house in the near future and have worked out all my finances and saved hard for a £12k deposit. I've put an offer in for a house and while reading another post realised I hadn't thought of stamp duty!! My fees I have worked out are-
Deposit-£12250
Lawyer-£800
Mortgage advisor-£250
And then all the stuff I need for moving in and is working out tight but do able.. But then stamp duty? I don't know how much it is. The property I will be buying will be in the region of £70-£80k. Can anyone tell me roughly what it will be? When i need to pay it? Thanks

    Don't forget survey costs, probably between £200-500 on a property of that value. You might need to pay a mortgage application fee too which could be anywhere from £99-999 really. Conveyancing costs can go up if there are some major issues that pop up.

    Ok I thought that was maybe added on to the mortgage but will speak with mortgage advisor & see how much it will be roughly. God is so expensive & stressful buying a home!

    Why do you have to pay for a 'mortgage advisor'? Is this normal - (I haven't taken out a mortgage for 15 years.)

    Not necessarily. OP is buying in Scotland, so if his lender accepts the seller's Home Report, he won't need his own survey.

    Sorry- I should've said I am in Scotland a that may change things. I'll need to speak to someone about it on Monday. Oh & I got a mortgage advisor because my circumstances arent quite standard so I was unsure if I would get one but they don't charge unless they are able to get you one and also FTb with no knowledge of mortgages and find then all a bit confusing so thought an advisor would help.
