lease holds

reading the article on here about the importance of having at least 80 years remaining on your lease,, is there any were that lists this infomation,,, when ive asked the estate agent about the length of the lease on a particular proberty they have said thay dont have that info?? i may be getting mixed up here but is it only important to flats ?? and houses are OK

    I haven't heard mention on here of a national lease register.

    Houses can be leasehold, or have leasehold aspects, but it's much more common with flats.

    You ask a simple question

    " if you don't know how long the lease is, how did you put a value on it ? "
    rather than beating the EA and sending them back to selling mobile phones ( which is why I am never allowed to deal with them) you can

    a; take your name off their records and deal with one that has a clue

    b: view it and if you like it say I will make an offer when I know the lease length - you or your client can go online to HMLR and look it up for £4.

    c: do that yourself.

  • i belive that about half the properties in greater manchester are lease hold ??? as im currently looking to buy a house only ,,, i asked the estate agent was it lease hold,,,,YES ,, how long is the lease ,, we dont know she said but all houses are 999 years was the reply,,, but after reading on here how important it was ,,,i thought i would get help here

    That's one where I start to want to drag them screaming back to the £1 shop where they belong. It is just pitiful.

    Oop north long leasehold houses are far more common, and unless it is part of development eg a newish estate or an established owner in the area ( where they were all built around x date and all the leases were around y years), leases are going to vary from property to property.

    There is therefore little basis to say all leases are 999 years !

    So when you find one you like, check the lease length, before proceeding.
