    So nothing to a big increase of extra rental properties jumping into the market increasing supply. Nothing to do with the big surge in landlords buying properties and people not being able to sell and renting the property instead (accidental landlords).

    Nothing to do with rents being too high, people unable to pay more with wage freezes and high inflation.

    Landlords who lost their capital appreciation on their properties are at risk of falling rents after their greed. A report today has more generations of families moving in together to save money since Edwardian times. The longer landlords are greedy about rent the ore people will come up with coping strategies to avoid this.

    If you don't like it, go buy a house. Oh forgot you can't, thats why you're renting off someone who can.

    With the moronic comments made by people on this forum, why should they bother caring? After all, peoples minds have already been made up regardless of whether you're a good LL or not that all you are is a greedy money grabber so might as well live up to their expectations and have a better quality of life. Ignore the fact that people like me grafted 60-80hrs a week for over a decade and a half to be able to be in this position. Ignore the fact that there are people like me take on DSS tenants who have no money for a deposit without forcing them to go through the embarrassment of a letting agency application process.

    Thankyou for making my decision of whether I should put up the rent this year or not. I haven't the last couple of years but as the overwhelming views of LLs appear to be the one brit1234 posted I might as well just do it and enjoy spending the money on a holiday or a new Macbook or whatever.

    I can buy a house but I will wait for house prices to be lower in this falling market. Why buy and lose equity when I can rent and the landlord loses the equity instead.

    Or did you buy cheaply in areas which other Ts would not contemplate and recognise that many LLs run very profitable property portfolios letting only to those in receipt of benefits? (not DSS btw) There is no need to dress it up as altruism.

    There are bond guarantees available via most Councils ( often with support from a local charity) for Ts who are unable to raise a tenancy deposit.

    Brit has generalised about "greedy" LLs and you have generalised about why people rent.

    Maidstone Prices - average reductions at 8.5% (£19,668) Feb 2012 - We thought the dudes were not allowed to drop prices?

    No, I don't live in an area like you that has slum estates. No council estates in my town.

    Is that why they rose the last two months in a row and 1% in 2011 according to Nationwide?

    And even in the great crash a few years ago they only fell 15%.

    And house prices falling benefits BTL even more as they're pretty much the only people with the capital available now to be able to get mortgages to buy them now that mortgage companies are applying affordability tests to mortgage applicants meaning many won't get one no matter what deposit they have.

    It's strange how you linked that Halifax one, but not the most recent one that says it fell by 0.5% in February and that "the value of the average home in the UK had dropped by 1.9% from a year earlier."
