I would leave a message with the EA that if you don't get all the information you have requested by 5pm monday, you'll be pulling out of the sale. If they want their commission, they'll pull their fingers out their ar*e and sort it out.
Should've = Should HAVE (not 'of')
Would've = Would HAVE (not 'of')

No, I am not perfect, but yes I do judge people on their use of basic English language. If you didn't know the above, then learn it! (If English is your second language, then you are forgiven!)

I agree with pinkshoes in that I would give them a deadline to meet and say with the threat of pulling out of the sale. They are being totally unreasonable and there's no need for it.

Think i'm too scared they'll call my bluff!!
I am going to send the estate agent an email with all her 'promises' stated, and copy her manager into it (just have to try and find the managers details without her knowing its me asking). I have said that i will be looking into other properties in case this one doesnt exchange by the 26th and i have to go into rented and it falls through.
I will also try to email CC's boss but cant find the email for them. Also i am not directly dealing with them so i do not know whether they would even listen to me! Thanks

We were in a similar position re garages - so you don't even know if the 'proof' is sufficient for your solicitor to proceed? If there's nothing linking them to the property, you may find they have to prepare a deed of rectification (or whatever) if your solicitor isn't satisfied. You do not want to buy it if the only proof is that the current owners have been paying a service charge for it, or that they've insured it or something. What legal written proof do they have that the garage is assigned to that particular house?

Definitely get all EAs involved as much as you can. The EA we bought through was far more helpful and proactive than anyone else involved in the transaction.

Push her hard and all the way. Risk losing the place if need be. There is no point in carrying on like this. In your shoes, I would be more annoyed about the porkies than about the delay.

In a vaugely similiar situation I went and sat in the estate agent's office with my small children. The issues were dealt with quickly by phone whilst I sat there being patronised about how moving is stressful and being given a cup of tea. Felt nice actually and got results.
