Hi, I don’t know if it helps anyone but I’ve just set up a webpage with a downloadable Assured Shorthold Tenancy Agreement as used by many letting agencies.
I thought this could be useful for either Landlords to provide if they’re managing their own rentals or for Tenants to ask for if they haven’t been provided with a suitable one.

With respect, even letting agents get tenancy agreements badly wrong sometimes. There is no miminum experience or qualification needed to become one - anyone can set up in business tomorrow.
If you want a proper, legally binding tenancy agreement that you know is 100% sure to stand up in court, I would recommend you joining the Landlord's Association (NLA). They have downloadable documents, including tenancy agreements, and will back them with legal advice.
Your membership fee is also deductable against your tax payments.
Taking the "risk" of using a random agreement from someone here who you do not know, and have no basis for trusting that the document is correct, legal and genuine, is not worth it! If you want to be an efficient and effective LL, cutting corners on the cost of a tenancy agreement is not the way to go.
Would you walk up to a stranger in the street and ask them to write you a tenancy agreement?
And why would a tenant need to get hold of a tenancy agreement if they haven't been given one? Don't think OP has a clue what they are on about really - worries me that they might actually be a LL themselves :eek:0 -

My reaction is much as Werdnal's.
However, much to my surprise, having looked (briefly) through the tenancy agreement in question I have to say I have seen a lot worse! There are several minor issues I could take up with it, but overall it's not too bad.
Whether the OP has a personal stake in this in some way (touting for business?) I have no idea.
And despite my comments above, I'd echo Werdnal's suggestion to join RLA/NLA or similar and use their documentation (plus, of course, having the back-up of a professional association with legal advice lines etc).

I reckon it might be a copy-paste of an agreement from a letting agent or other knowledgeable-enough source.0
